First-time homebuyers in Texas will see some tax relief in 2012, thanks to $45 million of $500 million released through the Texas Mortgage Credit program. The initiative, akin to the federal homebuyer credit which expired last year, allows first-time homebuyers to claim federal tax credits for a portion of their yearly mortgage interest. The credit is good for savings of up to $2,000 per household. Tax credits, as opposed to tax deductions, are dollar-for-dollar reductions in taxes owed.

Targeted at lower- and middle-class first-time homebuyers purchasing a primary residence, the program centers on what is called a “Mortgage Credit Certificate” (MCC), which is issued to eligible borrowers. Usi
